All the customers that would like to do a booking with
Uk London Service Ltd or that would like to use of any offered service, are invited to take vision of the following terms and conditions:

1) Customer conditions and information
The customer is allowed to use Uk London Services' web site and services for all the lawful requests and bookings by accepting the present conditions engage himself not to make any speculative, false or fraudulent reservation or request of booking.
The customer engage himself also to give Uk London Service only correct information regarding email address, personal address, telephone number, name and surname and personal details, and allows Uk London service Ltd to use them for the only purpose relative to bookings and information useful for the customer.
2) Information and details in the web site and in the brochure
Uk London Services Ltd and its suppliers engage themselves to ensure that all the information contained in the web sites www.uklondra.com, www.uklondres.com, www.uklondonservices.com is dawned and precise and contain all the useful details. The information contained in the web sites www.uklondra.com, www.uklondres.com, www.uklondonservices.com are continuously dawned relatively to the information transmitted by the hotels and the landlords. The customers are aware of the fact that Uk London Services can not be considered responsible for imprecision and changes that have not been communicated to Uk London Services. The customer must know that despite of the fact Uk London Services Ltd always try to keep dawned all the information contained in its web site and in the offered products, Uk London Services Ltd can not be considered responsible for any misleading mistakes, omissions or information contained in the details regarding the products.
3) Copyright and commercial brands
The customer must know that all the copyrights, the commercial brands and the other rights of intellectual property indicated in this policy relative to the services offered by Uk London Services Ltd are owned exclusively by the above English company or granted in licence. The customer is not allowed to reproduce, sell, transfer or multiply without any written authorisation to Uk London Services Ltd any data contained in this policy.
4) Hotels and rooms/flats classification
The customer must know the fact that the number of stars and the classification of hotels may vary from country to country and for this reason they should not be considered the only reliable parameter for the determination of the accommodation quality. The customer is informed that the number of stars in hotels classification is a generic indication not always valid, in the same way the Customer is informed that even the kind of room offered by hotels (for example single, double, twins) may vary from country to country. The customer must know that the flats and the classification of the English houses are completely different in comparison to the other European countries. The customer must know that there can not be a a standard model of flat comparable in Italy, France, Spain, England...
5) Unavailability
The customer is aware of the fact that in the event of a confirmed booking that becomes unavailable, Uk London Services Ltd will offer an alternative solution to the request. Uk London Services Ltd will contact the customer before his departure to communicate that the booking is not available anymore. The customer knows that this is not always possible. In the case in which it would not be possible to contact the customer before his departure, Uk London Services will engage itself to find a suitable alternative with the equivalent standards of the booking.
6) Complaint
The customer is informed that eventual complaint regarding any accommodation: hotels, flats, houses, hostels, family accommodation, should be communicated to the landlord or owner or to the manager in charge for the accommodation.
7) Liability
Uk London Services Ltd accepts no responsability for the following events. The customer accepts to reimburse
Uk London Services Ltd for damages, losses or the lawyer expenses that Uk London Services Ltd should pay in consequence of actions or omissions by the customer.
8) Force Majeure
In case of force majeure if Uk London Services Ltd is obliged to reduce, alterate or cancel a booking, the customer is aware of the fact that he does not have any rights of refund for eventual losses caused by the previous reductions, alterations or cancellation. The sentence force majeure includes natural disasters, fires and other forms of destruction of the accommodation or other booked product, wars or popular insurrections, military, legislative or any other kind, strikes, industrial actions or other reasons that Uk London Services Ltd cannot control.
9) Jurisdictions and competences
The conditions and terms contained in this policy are submited under the English law and to the exclusive jurisdiction of the English courts.
10) Bookings and cancellations conditions
The customer is informed that before making any booking he should have taken vision of the payment and cancellation conditions contained in this policy with all the terms and conditions.
A) Terms and conditions for Hotels, Bed and breakfast, hostels, standard studio and apartments (luxury) bookings
Booking:
The customer is informed that before booking any Hotel, Bed and Breakfast, hostel, standard studio and apartment (luxury accommodation), it is compulsory to pay the total price or to pay the 20% of the total amount at the booking for individual or group booking. The remaining 80% have to be paid 8 working days prior to the arrival in London (date of arrival at the accommodation) for individuals and 14 working days prior to the arrival in London for groups.
The customer is informed that in case that the payment through bank transfer or credit card has not been done
8 days prior to the arrival in London, the booking will be cancelled and the 20% of the total amount will be charged by Uk London Service Ltd.
Cancellation:
The customer is informed that the cancellation requests has to be send by fax or e-mail during the office opening time, from 09.30 until 17.30 from Monday to Friday. Sundays, Saturdays, English bank holidays (including the days between Christmas and New Year day) are excluded.
The customer is informed that once the total payment for the accommodation has been paid, to cancel a booking for Hotels, Bed and Breakfast, hostels, standard studio and apartments (luxury accommodation) it is compulsory to send a written communication by fax or email 8 working days or more before the arrival in London for individuals or 14 working days for groups. In this case only the 20% of the total amount will be charged and the 80% will be refunded.
The customer is informed that once the 20% deposit of the total amount has been paid, to cancel a booking for Hotels, Bed and Breakfast, hostels, standard studio and apartments (luxury accommodation) it is compulsory to send a written communication by fax or email 8 working days or more before the arrival in London for individuals or 14 working days for groups. In this case only the 20% deposit of the total amount will be charged.
The customer is informed that any cancellation made within 8 working days for individuals or 14 working days for groups of the stay will be entitled to no refund.
The customer is informed that all the information regarding the address and the telephone number of the accommodation will be comunicated only after the total amount will be paid in full.
If the customer is not happy with the accommodation at his arrival, he should contact directly the hotel reception, the bed and breakfast or hostel reception, or the staff in charge for the standard (luxury) apartments.
The customer is informed that Uk London Services Ltd is not responsible in case of cancellation or curtailment as a result of illness or injury to yourself or a close relative. You are strongly advised to purchase a private travel insurance which will cover you for loss of accommodation.
The customer is informed that Uk London Services Ltd is not responsible for eventual damages or lacks in the accommodation during the period of stay.
The customer is informed that Uk London Services Ltd is not responsible for the cleaning and the behaviour of the other occupants of the hotel, hostel or bed and breakfast, apartments during the stay.
The customer is informed that Uk London Services Ltd is not responsible for any stolen money or lost property in the hotel, hostel, bed and breakfast or apartments.
B) Terms and conditions for the booking of single or shared rooms in flats or houses to share, economic studio flats, economic 1 and 2 bedrooms flats and home stays.
Booking:
The arrivals are between Monday and Friday from 9am until 5.30 pm at the accommodation. There is no arrival outside these terms. The Landlord may accept to do a late arrival outside the working time as above asking for an extra payment that may vary from £20 to £50 per person.
The arrival time at London Bridge/ New Cross/ Brockley/ Hither Green/ Bermondsey are between 9.30 and 4. 30 pm
at the accommodation. There is no arrival outside these terms. The Landlord may accept to do a late arrival outside the working time as above asking for an extra payment that may vary from £20 to £50 per person.
The minimum stay vary between 6 and 12 weeks. It is possible to stay for less that 6 weeks but the Landlord may ask for an extra fees for short stay that may vary from £20 to £50 per person.
The customer is informed that to book a single or a shared room in flats or houses to share, economic studio flats, economic 1 and 2 bedroom flats and home stays it is compulsory to pay the total price ask by the agency or to pay a minimum of 50% of the total amount required by the agency at the booking and the remaining 50% obligatorily 28 days before the customer arrival at the booked accommodation in London. If the customer arrives within 28 days of the arrival date the full payment required by the agency must be paid.
Exception: all the payments for the accommodation in the houses to shares in East Acton/ Hanger Lane or Turnham Green/ Northfields in zone 2/3 does not require a full payment but just a deposit of 1 week rent + the booking fees. The balance of the payment (2 weeks deposit + 1 week rent) must be paid on arrival to the manager or Landlord.
The customer is informed that in case that the payment by bank transfer or credit card has not been done 28 days before the arrival in London, the booking will be cancelled and the 50% of the total amount requested will be charged by Uk London Service Ltd.
Cancellation:
The customer is informed that the cancellation request has to be send by fax or e-mail during the office opening time, from 09.30 until 17.30 from Monday to Friday. Sundays, Saturdays, English bank holidays (including the days between Christmas and New Year day) are excluded.
The customer is informed that if he wants to cancel any booking that has been paid in full 28 days or more before his arrival for accommodations in single or shared rooms in flats or houses to share, economic studio flats, economic 1 and 2 bedroom flats and home stays, he will receive a refund of 50% of the total amount paid.
The customer is informed that if he wants to cancel any booking that has been paid in full between 28 and 15 days prior to his arrival for accommodations in single or shared rooms in flats or houses to share, economic studio flats, economic 1 and 2 bedroom flats and home stays, he will receive a refund of 50% of the total amount paid.
The customer is informed that if he wants to cancel any booking that have been paid with the minimum 50% of the full amount 28 or more days prior to his arrival for accommodations in single or shared rooms in flats or houses to share, economic studio flats, economic 1 and 2 bedroom flats and home stays it compulsory to send a written communication by fax or email 28 working days before the arrival in London. In this case the full amount already paid will be charged by Uk London Service Ltd and no other payment will be requested.
The customer is informed that any cancellation made within 14 days of the stay will be entitled to no refund.
The customer is informed that the booking will be cancelled in case no show on the due date of arrival.
Exception: there is no refund of the deposit for the accommodation in the houses to shares in East Acton/ Hanger Lane or Turnham Green/ Northfields in zone 2/3.
The customer is informed that all the information regarding the address and the telephone number of the landlord or manager, the address and the telephone number of the home stay and the studios or apartments only will be communicated only after the total amount will be paid in full. The address and the telephone number of any accommodation in house or flat to share will be communicated on the arrival in London by the manager or the landlord.
If the customer is not happy with the accommodation at his arrival, he should contact directly the manager or the landlord of the accommodations in single or shared rooms in flats or houses to share, economic studio flats, economic 1 and 2 bedrooms flats and home stays.
The customer is informed of the fact that Uk London Services Ltd will not be responsible for fees for hotel stays or accommodation not booked by us in the event that the customer choose not to stay in the booked accommodation, for any reason.
We are not responsible in case of cancellation or curtailment as a result of illness or injury to yourself or a close relative. You are strongly advised to purchase a private travel insurance which will cover you for loss of accommodation.
The customer is informed that Uk London Services Ltd is not responsible for eventual damages or lacks in the accommodation during the period of stay.
The customer is informed that Uk London Services Ltd is not responsible for the cleaning and the behaviour of the other occupants of the flats, houses or families during the stay.
The customer is informed that Uk London Services Ltd is not responsible for any stolen money or lost property in the flats, houses or families during the stay.
C) Terms and conditions for the payment of the rent from the third week and thereafter for single or shared rooms in flats or houses to share, economic studio flats, economic 1 and 2 bedrooms studio flats and home stays.
The customer is informed that the payment of the rent starting from the third week for single or shared rooms in flats or houses to share, economic studio flats, economic 1 and 2 bedrooms flats has to be paid obligatorily directly to the landlord or manager in charge of the flat or house reserved and NOT to UK London services. Only the payment for the rent for home stays should be paid directly to Uk London Services Ltd in advanced two weeks before the due date. Failure to payment to Uk London Services Ltd will result in cancelling the booking.
D) Terms and conditions valid for the guarantee deposit requested for medium and long periods, paid for single or shared rooms in flats or houses to share, economic studio flats, economic 1 and 2 bedrooms flats and home stays.
The customer is informed that the guarantee deposit must be paid at the moment of the booking for stays of medium or long periods. This deposit corresponds from 2 weeks up to 1 month rent, and it is requested to GUARANTEE the flat or house owned for eventual damages or thefts. The customer is informed that the guarantee deposit cannot be used to pay the rent and it could not be used to pay the last two weeks or month rent before leaving the accommodation. The total amount of the guarantee deposit together with the first 2 weeks rent paid at the booking is paid by Uk London Services Ltd directly to the owner, the landlord or the manager of the flat or house rented. The deposit for all the accommodation will be refunded after the departure. Especially for this reason the customer is informed that he must not damage the room or the apartment or house rented and make sure to leave it in the same conditions it was at his arrival. The tenant must give 2 weeks notice (14 days) directly to the owner, landlord or manager of the flat or apartment except for the accommodation where there is no notice (London Bridge, Tower Bridge, Bermondsey) the contract will be fixed.
The customer is informed that the guarantee deposit relative to home stays only will be refunded after the customer departure by Uk London Services Ltd (during the office opening times) that will check the state of the room together with the family.
Exception: the refund of the deposit for the accommodation in the houses to shares in East Acton/ Hanger Lane or Turnham Green/ Northfields in zone 2/3 will be refunded directly by the manager or Landlord because it has been paid directly to him on arrival and not to UK London services.
E) Schools and English courses
Booking:
The customer is informed that to book an English course it is necessary to pay the full amount the moment of the booking.
Cancellation:
The customer is aware that the cancellation has to be sent by fax or email during the office opening time, from 9.30 until 17.30 from Monday to Friday. Saturday, Sunday and English bank holidays (including Christmas and New Year day) are not included.
The customer is informed that in case of cancellation 20 working days before the beginning of the course the refund for the booking will be the 40% of the paid amount.
The customer is informed that if he wants to cancel any booking between 15 and 19 working days before the beginning of the course, the refund of the booking will be 30 % of the paid amount.
The customer is informed that any cancellation made within 14 working days of the start of the English courses will be entitled to no refund.
The customer is informed that the booking will be cancelled in case of no show on the due date of arrival.
F) Tours and transfer from the airport
Booking:
The customer is informed that to book a tour or a transfer from the airport, the booking must be done at least 2 days (48 working hours) before the arrival or the visit to London. The amount requested must be paid in full.
Cancellation:
The customer is informed that there is no refund for tours or transfer. The customer will be refunded with the relative amount for the transfer from the accommodation to the airport or from the airport to the accommodation only if the driver does not do the transfer for any reasons.
The customer must give all the information regarding the dates and the time of his stay (time of arrival at the airport, date of the arrival, address of the accommodation...).
The customer knows and agrees that Uk London Services Ltd is not responsible for eventual wrong information given by the clients regarding arrivals and departures or data regarding the reservation of a tour or a transfer and that any wrong information given by the client may result that the transfer or tour will not be provided and that the client will have no refund.
The customer is informed that Uk London Services Ltd will not be responsible for fees for hotel stays or accommodation not booked by us in the event that the customer loose or choose not to take the booked transfer.
The customer is informed that Uk London Services Ltd is not responsible in case of cancellation or curtailment as a result of illness or injury to yourself or a close relative. You are strongly advised to purchase private travel insurance which will cover you for loss of tours or transfers.
11) Booking method
The customer that would like to do a booking is informed that he must follow the following procedure:
1.Before the booking the customer must forward the request to Uk London Services Ltd by fax, telephone or e-mail, or by the forms on line on the websites www.uklondra.com, www.uklondres.com, www.uklondonservices.com.
2. Uk London Services Ltd will send a confirmation with the availabilities and the prices by fax or telephone or e-mail as soon as the request will be received.
3.The customer can pay the requested amounted to Uk London Services Ltd on the English bank account, on the Italian or French bank accounts or by credit card.
4.Once the payment has been received Uk London Services Ltd will send a confirmation of the booking by fax or e-mail, with all the useful information to reach the accommodation, the tour, the school from the main London underground stations and the manager or reception or landlord' telephone number.
The customer is informed that the booking confirmation with the information regarding the address and / or telephone numbers of the manager or reception for hotels, bed and breakfast, hostels, standard studio and apartment (luxury accommodation), single or shared rooms in flats or houses to share, economic studio flats, economic 1 and 2 bedrooms flats and home stays will be sent by fax or e-mail before the customer arrival in London.
The customer is informed that for the booking regarding tours and bus transfers from the airport, the voucher will be sent by fax or e-mail before and not after 1 day before the customer arrival in London.
12) Method of payments for hotels, bed and breakfast, hostels, standard studio and apartment (luxury accommodation), accommodation in single or shared rooms in flats or houses to share, economic studio flats, economic 1 and 2 bedroom and home stays
It is possible to make the payment for a booking in two different ways:
1. Bank transfer on the English bank account
2. Credit card
A) Payment by Bank transfer on the English bank account

The bank transfer in England must be done in English Pounds.
(Before doing any bank transfer please always check all the information with a member of staff of Uk London Accommodation)
B) Bank charges for bank transfer in England
The customer is informed that he must add £19 for the bank charges to the total payment to send the payment in England.
C) Payment by credit card
The payment by credit card is one of the most common ways of payment.
Uk London Services Ltd accepts all the payments done by Visa and Mastercard.
The customer is informed that to make a payment by credit card he/she need fill a payment request form where the customer authorizes Uk London Services Ltd to debit the amount to pay on the credit card.
The customer also needs to send the copy of the passport or identity card and the copy of the credit card for security reasons. The payment must be done by the credit card holder only. For all the payment by credit card the customer is informed that there is a 6.5% bank charges to add to the total amount for the Barclaycard merchant services for the system and the payment by credit card service.
13) Methods of payment for tours, transfers or English courses
The customer is informed that the payment of the above products can be done by bank transfer on the English bank account adding £19 for the bank charges or by credit card adding a 6.5% bank charges to the total amount for the Barclaycard merchant services for the system and the payment by credit card service.
14) Procedures for refunds in case of cancellations
The customer is informed that the refunds will be done only following the procedures contained in this policy and according to the type of accommodation or product booked.
The customer is informed that the refunds for any payments made by bank transfer on Uk London Services Ltd English bank account will be done by bank transfer from Uk London Services Ltd English bank account directly on to the customer bank account.
The customer is informed that the amount that will be refunded corresponds to the amount paid less £ 38 of bank charges for the service of refund abroad.
The customer is informed that the payments done by credit card will be refunded by the same Barclaycard merchant system used to do the initial payment.
The customer is informed that the amount refunded will correspond to the amount paid less 3,9% of bank charges for the Barclaycard Merchant System refund service.
15) Privacy on payments and personal information requested
The customer is aware that it is Uk London Services Ltd duty to maintain and protect the customers
and suppliers' privacy. All the information collected by Uk London Services Ltd through it staff or it website using the forms will be used for the only purpose to propose offers and accommodations according to the customers' requests. Uk London Services Ltd does not sell or lend any customers' personal details to any other company.
16) Booking fee
The customer is informed that to make a booking for single or shared rooms in flats or houses to share, economic studio flats, economic 1 and 2 bedrooms flats and home stays Uk London Services Ltd charges a booking fee.
The customer is informed that the booking fee of £59 is only for the customers who choose to book an accommodation to share for a minimum of 10 weeks for selected accommodation only and without any other service of assistance included. The customer who chooses to book the accommodation only will have to pay the total amount of 2 weeks rent + 2 or 3 or 4 weeks for the deposit + £ 59 for the booking fee. The customer is informed that the 2 weeks rent and the 2 or 3 or 4 weeks deposit will be paid directly to the landlord or manager of the accommodation.
The customer is informed that Uk London Services Ltd will only book the accommodation and will just be the intermediary to forward the information regarding the address and the telephone number of the landlord or manager in charge for the accommodation to the customer.
The customer that has booked the accommodation with the only £59 booking fees is informed that he will not have any other services or advises by Uk London Services Ltd. The customer is also informed that he must communicate directly with the manager or the landlord for eventual extensions of the contract, cancellations or eventual problems regarding the house or the flat.
The customer is informed that the booking fee is only £99 in the case in which the customer wants to book an accommodation and to have use of all the services offered by Uk London Services Ltd in London. The customer is informed that the 2 weeks rent and the 2 or 3 or 4 weeks deposit will be paid to the landlord or manager of the accommodation.
The booking fees for the home stays only are £135.

The customer is informed that with the complete registration with Uk London Services Ltd he will receive a complete assistance in London:

1. Accommodation research before or after the arrival in London during the period of 4 months.
The customer is informed that Uk London Services Ltd will search a suitable accommodation in flat, houses or flats to share, families according to the different budgets in case the customer will want to change accommodation during is stay.
(In case of any changes of accommodation the customer is informed of the fact that he has to follow the normal procedures contained in this policy or in the landlord contract)
2. Assistance with our office in London open every day from 9.30 to 17.30 with English, Italian and French staff.
The customer is informed that after taking an appointment with Uk London Services Ltd he can come to the office to receive all the information on English administration in London.
3. Most of the "Landlord" are English and the customer may need to communicate eventual requests.
The customer knows that in case of any communication problems with the landlord or the manager Uk London Services Ltd is available to help him as intermediary between the tenant and the landlord.
4. We are in London so why not to try and do an English course? 100% discount on the enrolment fees for a Callan Method course and discount on the price of the English courses in Callan Method schools and in all the other schools.
The customer is informed that Uk London Services Ltd offers a complete assistance to make a reservation for an English course using the useful discounts on the original prices for the courses, arranging for the customer the date for his enrolment test. The assistance service for the English courses is really useful for the customer that prefers to pay his school weekly using the discounts and paying directly at our offices.
5. Assistance and telephone availability for the search and the booking of further accommodations, hotels, tours, transfers and flight tickets booking for relative and friends.
The customer that joins the complete assistance service given by Uk London Services Ltd is informed that he also has the possibility to have use of the agency to book tours in London with the discounts offered on the prices of the tickets. The customer is informed that he has the possibility to make trips or to reserve any transfer directly from the office. After having taken an appointment, the customer can make a flight booking directly from the office and the payment can be done by cash or credit card.
6. Money transfer service (Bank Transfer).
In case the customer wants to receive any money from Italy or France, he can do a bank transfer on the English bank account and he will receive the money directly at Uk London Services Ltd. office.
(Firms such as moneygram, western union, charge for this service).
7. Bank deposit safe.
The customer is informed that if he stays in London for a long period and he does not have any English bank account yet, he can put his money at Uk London Services Ltd and he can collect the money whenever he wants from Monday to Friday during the opening hours informing the agency at least 24 hours before.
8. Packages reception service (not food).
For security reasons the customer is informed that the packages reception service is available directly at the London Bridge office without any charge up to 5 kilos (bigger packages on request). There is a £ 1 charge for any extra kilo. The packages can be collected from Monday to Friday from 9.30 untill 17.30 after taking an appointment with Uk London Services Ltd. The service is free up to 48 hours and costs £ 1 per extra day.
9. Fax and mail reception from own country or from UK.
The customer knows that he can use Uk London Services Ltd fax number to receive important documents and of Uk London Services Ltd address in London Bridge to receive mail.
(The fax service is limited to 5 faxes maximum every month).
10. Job assistance
The customer is informed that the job assistance offered by Uk London Services Ltd gives the opportunity to correct and write the personal CV in English without any charge, gives information on job interviews, N.I.N. information and the Employment Centres list.
Job assistance
The customer is informed that the job assistance offered by Uk London Services Ltd is completely free and reserved exclusively for the customers that have enrolled for all Uk London Services Ltd services.
The customer is informed that the support and assistance service offers help to look for a first job in restaurants, bar, coffee shop, pub, shops, hotels and other activities in the catering field where a perfect knowledge of the English language is not required. Uk London Services Ltd informs the customer that at his arrival in London he will receive all the information regarding how to look for a job in London, the National Insurance Number, information and assistance to write a complete CV in English, information regarding the procedures to open a bank account and advices on how to face a job interview. The customer is informed that Uk London Services Ltd do not find or search for a specific job position, do not call or contact the employers, but offers all its assistance with useful advice and information that will help the customer in his job search.
Job insurance
The customer is informed that before coming to London to start a job or study experience he should sign a private insurance in his country.
